Karen DaCosta Perzan strives to fashion creative, cost effective, and practical solutions to the issue at hand—be it a creative transaction structure, facilitating a new use for a property, leveraging an applicable government or private program, or overcoming obstacles discovered during the transaction process.

Karen believes each real estate transaction is an opportunity to transform a challenge into a success. She works closely with clients to understand their objectives and goals in the transaction and beyond. Karen understands that it is important to look not only at the instant transaction or issue immediately at hand, but also to consider the client’s overarching objectives as well as any ongoing relationship between the parties. 

Karen enjoys the challenge of transactions where the round peg needs to be fit into a square hole. She seeks out commonalities with other transaction parties in order to create a situation where everyone has the opportunity to obtain what they need to move the transaction along and feel satisfied with the outcome. 
  • Represent impact investment facilities fund in real estate acquisitions, leasing and borrowing across the country. 
  • Represent borrowers in real estate financing transactions, including construction loans, permanent financing, and EB-5 financing. 
  • Represent institutional investors in dispositions of real estate assets including office, multifamily, and warehouse facilities. 
  • Represent leveraged lease equity investor in structuring and execution of disposition of equity interests and real estate assets including: 
    • Sale of interests in portfolio of over 50 hospitality properties 
    • Sale of interests in corporate office, research and development facilities and warehouse properties 
    • Sale of interests in portfolio of approximately 100 convenience/gas stations
  • Represent landlords and tenants in leasing transactions.
