Polsinelli Surpasses $2 Billion in C-PACE Financings
Polsinelli has surpassed $2 billion in commercial property assessed clean energy (C-PACE) financing originations on behalf of its clients, reaching the milestone less than a year after announcing that the firm had advised clients on more than $1 billion in C-PACE transactions nationwide.
Polsinelli’s C-PACE team has continued to expand its work in 2026, with Real Estate Finance Shareholder Daniel W. Graves playing a central role in matters spanning major hospitality, mixed-use, residential, senior housing and entertainment properties across the country.
Among the firm’s notable recent transactions are a $140.6 million financing for the recapitalization of The Ritz-Carlton Portland, a $64.3 million refinancing of the Hyatt Centric Congress Avenue Austin, $56.4 million for the redevelopment of Atlanta’s former CNN Center, a $52.4 million refinancing of a newly constructed Lionsgate-leased film studio in Georgia, $51.3 million to support completion of a residential community in Washington and $44.5 million for construction of a senior housing community in Florida.
The milestone builds on a series of significant C-PACE matters handled by Polsinelli’s C-PACE team , including the $176.5 million financing for the renovation of the Rio Hotel & Casino in Las Vegas, a $137 million financing for development of the Westin Cocoa Beach Resort & Spa, a $100 million financing for the redevelopment of the former Kansas City Star building into the Patmos Center AI Campus, a $70 million financing to restart and complete construction of an indoor waterpark and adjacent hotel at the Pro Football Hall of Fame Village, a $45.5 million financing for the Island Waterpark and entertainment center in Atlantic City and financing supporting the $81 million redevelopment of the historic Edison Brothers Building in downtown St. Louis into a Sheraton hotel.

Graves focuses his practice on real estate finance with a particular emphasis on C-PACE financings and regularly represents lenders in C-PACE transactions throughout the United States, having closed financings in nearly every participating jurisdiction. He has a keen understanding of the various state and local regulatory requirements needed to participate in C-PACE financing and works to ensure his clients comply with all rules concerning disclosures and reporting. Staying abreast of regulations governing the X-PACE program, Graves is able to mitigate risk and protect his client’s interests while helping them diversify their portfolios.
