Ashley Kappel strategically approaches client needs to identify practical, business-minded solutions to complicated legal issues. Ashley partners with local and national developers, health care providers, lenders, and investors in all matters related to the acquisition, financing, development and disposition of various property types, including:

She supports clients throughout each phase of a transaction by drafting and negotiating agreements, evaluating due diligence materials, managing the entitlements process, and troubleshooting unresolved issues to close the deal. By anticipating arguments on both sides of the table and offering compromises for resolution, Ashley protects the specialized interests of sophisticated landlord and tenant clients throughout the drafting and negotiation of complex commercial leases and related amendments for significant build-to-suit, ground, retail, office and mixed-use projects. Prior to beginning her legal practice, Ashley worked as a director for Teach For America, a non-profit organization serving children in low-income communities.
  • Represented Fortune 50 global financial services company in the condominiumization of a hotel and parking garage for separate disposition.
  • Represented significant Denver apartment development company for the sale of 5 apartment complexes totaling over $27 million.
  • Represented large, privately held Denver development company in the sale of a $10 million plot of land involving a series of take-downs of 300 lots in a future residential subdivision.
  • Represented national, privately held real estate company in the acquisition of $8 million dude ranch in Montana.
  • Represented national, full service real estate investment and management company, involving a commercial office portfolio of over 2.4 million square feet for 17 buildings in the Denver Technological Center.
  • Represented international center for eating disorders recovery in the $7 million acquisition for a new clinic in Denver, Colorado, and the negotiation and drafting of several tenant leases and subleases.
  • Represented international food company in the acquisition of a $2 million sow farm in eastern Colorado.
  • Represented private real estate developer in the drafting of all pertinent documents in compliance with the Colorado Common Interest Ownership Act for a 60-lot subdivision in Salida, Colorado.
  • Represented publically traded, international financial and professional services firm that specializes in commercial real estate services and investment management in the negotiation and drafting of leases and subleases for broker clients representing tenants in significant, office building leases in downtown Denver throughout the negotiation process
