Ashley Kappel strategically approaches client needs to identify practical, business-minded solutions to complicated legal issues in complex real estate transactions. She builds strong relationships with her clients and seeks to truly understand their business models and priorities to protect their specialized interests. 

Ashley provides guidance and support throughout each phase of a transaction to local and national developers, health care providers, and investors.  She has expertise in a variety of matters in both urban and rural settings, including:

  • Commercial and residential acquisitions and dispositions
  • Design and construction contract drafting and negotiation
  • Association formation of common interest communities
  • Joint venture partnership formation and documentation
  • Loan negotiation and documentation
  • Landlord and tenant-side lease drafting and negotiation
  • Land use, zoning and entitlements

Prior to beginning her legal practice, Ashley worked as a teacher and education nonprofit director for several years.

  • Member of team that represented national homebuilder in $200M acquisition of multiple subdivisions under construction and raw land development sites.
  • Represent Colorado hospital system in connection with design and construction contracts for new hospitals, medical office buildings, and clinics.
  • Represented developer in connection with joint venture structure and $24M mixed-use condo development.
  • Represented developer and homeless shelter in tax-credit transaction to finance construction of $14M 62-unit affordable housing apartment complex.
  • Member of team that represented Fortune 500, publicly traded, national healthcare company in connection with drafting and negotiation of tenant leases.
  • Represent national hospital system in acquisitions, dispositions, land use issues, and leasing of Nebraska portfolio.
  • Represent car wash developer in entitlement issues, acquisition and financing of new sites.
  • Represented affordable housing project in connection with $17M construction loan.
  • Represented local charter school in construction loan,  ground lease, construction contract and subsequent refinance involving 250+ hours of pro bono service for permanent facility.
  • Represented Fortune 50 global financial services company to condominiumize hotel and parking garage for separate disposition.
  • Represented landlord in drafting and negotiation of leases for portfolio of 2.4M square feet of office space for 17 buildings in Denver, Colorado.
  • Represented national development company as landlord in multiple retail and ground leases with big box retail tenants.
  • Represented developer in $27M disposition of five apartment complexes.
