Joseph Bealmear has a multifaceted background in the real estate industry, helping both public and private entities in the acquisition, financing, development, leasing and disposition of office, retail, multi-family, medical and industrial properties.  He also represents clients in condominium development, land acquisition and assemblage, subdivision development, tax-deferred exchanges, and other real estate and business matters.

Joseph serves as outside general counsel to multiple real-estate development companies, and as outside real-estate counsel to national retailers and medical-services providers.  His experience includes being the sole real-estate attorney for a medical-services company operating leased locations in 28 states and the District of Columbia, handling all of the company’s real-estate-related matters.

Joseph is a member of the firm’s Opportunity Zone practice group and represents developers and investors in financing and structuring real estate projects to meet the requirements of a “Qualified Opportunity Zone Business” in accordance with Sections 14002-1 and 2 of the IRC.  As part of his development practice, he has secured governmental incentives for his clients’ projects in every asset class of real estate, and has significant experience with various federal and state tax credits (including New Markets Tax Credits and Historic Tax Credits).

In addition to being a licensed attorney, Joseph is a licensed real estate broker in Missouri and has substantial experience with agency, licensing and other legal issues facing brokers, agents, and management companies, having established brokerage and property-management companies in many different states.

  • Represented an international company in the disposition of more than 150 retail properties throughout the United States.
  • Represented an international industrial company in the successful appeal of real estate taxes on properties located in multiple states.
  • Represented the purchaser in the acquisition of a 400-plus-unit residential development.
  • Represented condominium developers and condominium associations in more than 40 residential, commercial, and mixed-use condominium developments in Missouri and Illinois.
  • Represented local and national real estate brokerage companies and trade organizations with respect to compliance with state-specific brokerage regulations and requirements.
  • Represented a residential developer in connection with the acquisition and redevelopment of blighted, inner-city property into a “new urban” development containing office, retail, and market-rate green housing — the first of its kind in St. Louis.
  • Represented office, retail, and industrial landlords in the leasing of more than three million square feet of space.
  • Represented large national tenants in the lease of retail space throughout the United States.
  • Represented health care organizations in the leasing of space, with special attention to HIPAA, anti-kickback, and other regulatory issues unique to the health care industry.
