Kristen E. Andreoli focuses her practice on commercial real estate transactions, including financing transactions, acquisitions and dispositions, leasing, development matters and Kristen also advises clients on ownership matters ancillary to the ongoing real property holding and management. She routinely represents institutional lenders, developers and other equity stakeholders in transactions. Kristen’s breadth of experience extends to a multitude of commercial real estate finance matters, including traditional mortgages, CMBS loans, mezzanine and other forms of equity-based financing, constriction loans, cross-collateralization, spreader agreements, loan modification and loan defeasance transactions. She also regularly serves as lender’s counsel on complex note and subordinate debt loan sales and purchases.
  • Served as lender’s counsel in the origination of a $107 million combined construction loan mortgage and mezzanine backed by an industrial property in New Jersey.
  • Represented the purchaser of a multi-state, 13 parcel property portfolio in a bankruptcy sale transaction.
  • Represented ownership in closing the sale and 1031 exchange of a multiple parcel industrial property portfolio in New York City, including the drafting and negotiation of contracts of sale, purchase money financing documents, ancillary tenant agreements, and a declaration of easement.
  • Served as lender’s counsel in closing a $7 million preferred equity loan underlying a construction loan for the redevelopment of a historic New York City property.
