Polsinelli Advises Purchaser in Acquisition of Key Miami Worldcenter Commercial Asset
Polsinelli represented MWC Block E Owner LLC, comprised of Daniel Cardenas and Michael Sullivan, and Gustavo Agostini as purchasers in the acquisition of Block E at Miami Worldcenter, a prominent retail and office development located at 711 NE 1st Avenue in Downtown Miami.
The approximately 57,000-square-foot, three-story project is a highly visible component of Miami Worldcenter, the transformative mixed-use district that continues to reshape Downtown Miami through significant residential, retail, office and entertainment investment. The acquisition positions the purchaser to advance the completion and long-term operation of a strategically located commercial asset within one of South Florida's most dynamic urban developments.
Polsinelli Shareholders Andrew Cromer and Louis D. Rubin advised the purchaser throughout the transaction, which involved the acquisition of the property during active development. Working closely with the purchaser and project stakeholders, the team helped structure and execute a transaction framework designed to support uninterrupted construction activity and facilitate a seamless transition of ownership.
In addition to the acquisition, the representation included the negotiation of a comprehensive package of operational and access rights with neighboring property owners and stakeholders. These agreements establish a coordinated framework to support the continued construction, completion and future operation of the project while addressing the unique considerations associated with a commercial asset integrated into the broader Miami Worldcenter district.
The transaction reflects the continued investment and development activity occurring throughout Downtown Miami and positions the purchaser to play an important role in the next phase of growth within the Miami Worldcenter community.
